To prepare the Energy Performance Certificate it is necessary to obtain detailed information about your property. A qualified and accredited Energy Assessor will need to inspect the property in order to assess the factors that influence the energy rating. This inspection is visual and nothing is removed or drilled to make observations. It is a requirement in the 'Code of Practice' that governs these assessments that no intrusive examinations are made that could damage the building fabric in any way, for example the assessor is not allowed to remove a boiler inspection cover. Depending upon the size of the property the inspection will take about 1 to 1.5 hours
